Every project is unique, but our process follows a proven path that balances creativity, clarity, and collaboration. We divide our work into two stages, with clear milestones to keep your design and budget aligned from the start.

Stage 1: Concept and Budget Alignment

1. Site Analysis & Existing Conditions
We begin by learning everything we can about your project site.

  • What we do: Document existing conditions, review local rules, and research permit requirements.
  • Goal: Understand your project’s opportunities and constraints.

2. Schematic Design
Here’s where the creative work begins.

  • What we do: Develop 2–4 distinct design concepts for discussion.
  • How it works: Through conversation and feedback, we refine ideas into one cohesive design, including schematic floor plans, elevations, and sections.

3. Preliminary Pricing
Before moving forward, we make sure the design matches your budget.

  • What we do: Share the schematic design with up to three qualified General Contractors for preliminary pricing and feedback.
  • Outcome: Select a GC and ensure the design is financially aligned.

Stage 2: Design Development & Construction Drawings

4. Design Development
With a GC selected and budget confirmed, we dive deeper into the details.

  • What we do: Engage engineers and consultants, and finalize key selections like appliances, fixtures, and materials.
  • Goal: Ensure every element of the design works both aesthetically and functionally.

5. Construction Documents
We translate your design into a clear, buildable set of drawings.

  • What we do: Prepare permit drawings for approvals and a comprehensive construction set for final GC pricing and construction.

Construction Phase: Your Advocate On-Site

Once permits are approved, the GC takes the lead in building your project. We remain involved as your advisor to:

  • Clarify design intent in the field.
  • Help resolve challenges if they arise.
  • Ensure the design vision is carried through to completion.

2030 Commitment Letter
